Especially if you want to invest in a foreign country!
My family and I live in Cozumel since 2005. We arrived just 3 weeks before Hurricane Wilma. Loved the island and we decided to buy a property through a self proclaimed realtor.
The advice we got back then was very poor and it would have ended our family dream in paradise. I did feel that something was off, so we found a professional in real estate and ask a second opinion on “our deal”.
It was of course no deal and until today I am so glad that we did NOT pursue back then.
We decided to build our dream home in 2007, found a great local (bit excentric) architect. Because of our mutual experiences in the local real estate market in Cozumel back then, we have set up the real estate company Cedral Caribe Realtors.
Today, you are reading my new real estate Blog and after 10 years of selling/buying real estate in Cozumel we have come a LONG way since then…………
Yet, we are not there to my/our standards!
A little bit of law:
The enactment of the Real Estate Services Law for the state of Quintana Roo in 2014, has regulated this activity, making it mandatory for practitioners to become certified, state registered and provide services under professional standards of practice.
In many cases, sales promoters call themselves Real Estate “professionals”. Under those circumstances, malpractice is not uncommon, therefore hiring an attorney is not a bad idea when in this scenario.
Only a few agents in Cozumel actually have an state registration today in 2017!!!!!, certification and professional capacity similar to that of an attorney at law.
Ask your real estate agent for state registration, certification and license, same as you would to a medic, attorney or CPA.
Work with qualified professionals, not “self-appointed professionals”
Unlike other service providers, Cedral Caribe REALTORS does not receive compensation from the Notaries that we suggest to buyer/selling parties.
By doing so, we prevent among other things, getting our license revoked, while preventing Notaries from stuffing their bill in order to enable them to cover the fee requested to them by the real estate agent. In the US this would most definitely cost the broker his license, but bear in mind that to start with, many real estate service providers do not even have a license to revoke.

Prevent unexpected results by retaining services of professionals in the field. Prevent un-necessary risk by retaining services from people that can merely claim that they have years of experience, but no certifiable professional qualifications.
